My services

I made the deliberate choice to offer my own services in order

to contribute to a more accurant version of the real estate market.

This decision was also motivated by the desire to transmit my own professional values

and to give priority to quality and human relations over quantity.

As a service provider I hunt for properties according to the criteria decided with the buyer.

I go on site to be in direct contact with the owners

to study their proporties (type of land, documentation and value)

and to understand the situation of the sale.

I work as well with proporties sold outside the market as with properties distributed in agencies.

My field of research is therefore wide thanks to a network of diversified partnerships.

A two-step relationship

 

1 – Getting to know each other better 

before making a commitment:

-Analysis of criteria and budget

– As far as criteria are concerned, 

An initial selection of properties (free of charge), 

that I already know (and if they match these criteria), 

will be sent.

 

 

2- Let’s work together! 

– If none of the properties offered match your criteria 

I will work with you to find the right property.

– The commitment is fixed by a 3-month contract, renewable.

 

An accompaniment on several levels

Each accompaniment is done trough a contractual agreement,

signed by both parties. The charges are fixed and of 750 Euro,

the payment which marks the beginning of research.

This service includes:

-Preliminary interview to research and analyse the feasibility of the project

 

-Search for properties matching the criteria and the project

 

-Coordination of visits

 

Administrative support: checking the validity of documents, the feasibility of private and professional projects, help with signing contracts. 

 

-Linguistic support: acting as an intermediary between the various parties involved

 

-Human support: sharing experience, transparency, support throughout the buying process.

Sales remuneration

 

The search service and the sale of a property 

are two separate services.


The sale of a property, through my intermediary, will be subject to a commission. 


If the property is sold directly with the owner, a commission of 3% will be applied to the price agreed by all parties and must be paid by the buyer on the day of signing. 

 

If the property is sold through an agency, it is the agency, with the owner’s agreement, that sets the commission (usually 5%).  In this case, it is the agency that pays the commission.
